This property features a 30-foot deeded access easement as well as a detailed boundary survey. The tract is a mixed bag when it comes to the timber. It’s a natural stand of timber consisting of mostly pines and scattered pockets of hardwoods. There are a few low-lying areas as you can see in the photo gallery, that hold water and would be a good place to shoot the errant wood duck. There were plenty of deer tracks on the property (see photo gallery) and there was also some wild turkey sign as well. There is a road system that cuts through the property that allows enough room for a smaller pickup truck, or ATV and UTV to travel it. With some habitat work, this property could easily reach its full potential from a timber and wildlife perspective. It would be easy to expand the roads, add new roads, cut shooting lanes, and create food plot areas where feeders and hunting blinds could easily be situated.

A portion of this property is enrolled into a conservation easement totaling 21 acres. There is a survey on file showing the exact boundary lines of the property and exactly where the 21 acres enrolled into the easement is located. The easement is recorded and is available upon request.

Nash County has a dense deer and turkey population making it a great place to purchase a recreational property. The road system and ability to enhance the pre-existing road system makes this tract a perfect place to ride ATVs and horses, as well as other recreational activities.

The deeded access easement states its usage to include the ability to run utilities to the 27.11 acres. However, we are unsure if the soils would support a septic system. I think it’s unlikely that much, if any, of the land would pass a percolation test determining its suitability for a septic system, but one has not been conducted by a licensed soil scientist.

Nash County is home to a number of great small towns in close proximity to this property such as Nashville, Red Oak, Castalia, and Spring Hope. There is plenty of development in these areas and its location to Raleigh, as well as major highways such as I-95 and Highway 64, makes it a great place to invest in land.
